Rental definitions:
Short term: one night up to three months. Medium term: four months up to 12 months. Long term: over 12 months up to three years.
Rental guest information:
To secure a reservation, guests must provide a valid ID or passport copy.
They will also need to confirm credit card details and guest numbers with CadenzaLux and if there are any pets joining. Additional guests or pets can incur additional costs especially if we are not pre-advised of this.
All guests need to provide full contact details and their flight or other travel details.
Falsified reservations:
Deposits and any advance payment will be forfeit if a reservation is found to have been obtained under false pretence, and the party will not be permitted to check in.
Property damage:
The property and its contents must be left without damage or impact beyond normal wear and tear. In the event of damage, the owner may demand payment which will be deducted from the security deposit. Guests will be charged the difference if damage repair exceeds the amount of the deposit.
CadenzaLux will not be liable for any direct or indirect damage resulting from misuse of equipment on the property.
Guests should notify CadenzaLux of any damage to accommodation, contents or facilities that occurs during their stay, even if the guest considers that damage to be regular wear and tear.
Arrival, check in & out:
Check in time: 15.00 - 16.00 hrs Check out time: 10.00 hrs
Guests should contact CadenzaLux no later than 72hrs before arrival at the property to schedule a check–in time.
An earlier or later check-out time can be arranged on request with advance notice. Please note that there may be an additional charge for this service.
Payment:
To confirm a reservation, CadenzaLux requires payment of the full balance of the rental and damages security deposit at least one month prior to check in.
A local tourist tax of €2 per night per guest for the first seven nights is also payable in advance. More information on this tax can be found here.
Number of guests:
Each reservation is made for an exact number of people and CadenzaLux should be informed of guest numbers on booking. The number of guests must correspond to the number of beds in the property. It is not permitted in any event to exceed the maximum occupancy of the property as advertised. It is always the responsibility of the client to ensure that the number occupying the property matches the number of people on the reservationform. Failure to comply with this rule will result in eviction or the payment of an occupancy supplement.
Minimum age:
The minimum age of the person making the reservation should be 26 years old.
Property items:
All items in the property belong to the owner and guests should not move or remove them during their stay without prior agreement through CadenzaLux or direct with the owner.
The property is a housing space that has been given in whole or in part by the owner, and as such, guests cannot access locked closets, doors, or drawers.
In case of key loss CadenzaLux will replace the entire lock for security. The cost of this will be the guest’s responsibility.
If the key is locked inside the house, CadenzaLux will organise a locksmith to visit the property, with the cost of this service covered by the guest.
The use of the mailbox is not included. If a guest needs to receive correspondence while in the property, they must have had this approved in advance by CadenzaLux or the owner.
Maintenance and special requests:
In the event of any problems within the property guests should contact us immediately by email, telephone or WhatsApp and we will aim to resolve them as soon as possible.
Please note that, depending on the problem, this may take up to 48 hours if third-party services are involved.
CadenzaLux retains the right to access the property at any time for repairs and emergencies but will always inform guests in advance to respect their privacy.
Electrical appliances and amenities:
CadenzaLux properties are well furnished with household appliances and amenities listed on the properties page. We cannot supply any items that are not listed, such as heaters or air conditioners, without advance notice and the prior consent of the owner.
Smokers:
CadenzaLux properties are non-smoking, although guests may smoke outdoors on the patios at selected locations.
Pets:
Pets are not allowed on properties unless agreed in advance. Only with the express authorisation of CadenzaLux and the Owner of the property and with prior agreement at the time of booking will pets be permitted to stay at the property. There could be an extra final cleaning charge for housing a pet either indoors or in the garden. If it is brought to our attention that a pet is being kept in the rental property without prior agreement this could result in the cancellation of the contract and eviction from the property, with the loss of the total cost of the booking and the security/damage deposit with no possibility of reimbursement.
House rules:
Guests should keep noise to a minimum in and around properties between 22.00 and 9.00. It is totally unacceptable to disturb neighbours with music or noise. Parties are strictly prohibited in all properties and should the police be called to the home the client would be held fully responsible for any consequences and legal action against the property. Gatherings and dinners for more than advertised sleeping occupancy is also prohibited except in the case of an official event using contracted caterers, waiters and security staff. Any of these actions can result in the cancellation of the contract and eviction fromthe property, with the loss of the total cost of the booking and the Security/Damage Deposit with no possibility of reimbursement.
Departure and check-out:
Check out time is 10.00 unless a late check out has been agreed in advance, otherwise there may be an additional fee to pay. On departure, guests should close windows and turn off lights and all electrical appliances. Please leave keys on the kitchen counter and ensure the door is locked, unless otherwise requested. Garage and security gate remotes should be left inside the property.
If a guest refuses to leave, CadenzaLux will take necessary measures. These can include entering the property, removing belongings and changing access. The guest will be charged for the costs of these measures.
Cleaning:
Properties should be left in the state of cleanliness they were found in on arrival, with the exception of dirt and wear caused by normal and acceptable use of the accommodation. CadenzaLux can provide additional cleaning services at an extra cost if requested.
Guests are responsible for the treatment of rubbish and for using the correct containers on site for this purpose.
Belongings left on the property:
Guests must remember to take all their belongings with them when they leave. CadenzaLux is not responsible for any item left on the property after departure. CadenzaLux can return any belongings found upon request but please note this is at the guest’s expense.
Cancellation policy:
– Guests can get a full refund up to 90 days prior to their arrival
– Guests can get a rental voucher equivalent to 50% rental value, up to 60 days prior to their arrival
– Cancellations less than 60 days prior to the arrival forfeit 100% of payment for the rental.
Please note, the owners of our properties reserve the right to specify their own cancellation policies which will be listed in the rental contract or on their website listing.
If guests wish to extend a reservation, they will have to check availability with CadenzaLux, prices might be different from the ones the client booked initially.
In the context of the Covid-19 pandemic health crisis, CadenzaLux teams are striving to negotiate with owners to offer guests the best conditions for postponing or cancelling a stay as a result.
GENERAL BOOKING CONDITIONS:
Please take note of the following information:
The deposit must be paid within two working days of receipt of the contract, to allow CadenzaLux to secure the accommodation with the owner of the property. The accommodation will be available from 16:00 hours on the day of arrival, unless otherwise specified. The accommodation should be vacated at 10:00 hours on the day of departure, unless otherwise specified.
Modifications:
Modifications to the booking contract and exceptions to the present general conditions of the reservation will only take effect with the written agreement between the rental client and CadenzaLux if any such modifications result in an increase or decrease in the cost of the rental, both parties will be required to agree in writing to a modification in rental price.

Arrivals out of office hours (between 20:00h and 09:00h):
For all clients who arrive at night and have the right to check-in to the accommodation immediately, we request that they inform us as soon as possible so that we can give them the arrival information such as, directions to the property, instructions for key collection, ensure that the reservation is 100% paid and that you have facilitated the payment of the Security/Damage Deposit. A member of our team will contact you the following morning to coordinate your departure. If you would prefer one of our local staff to accompany you to the property out of office hours, there is an additional charge of €50 euros. This service should be arranged at least 1 week prior to arrival. It is also possible to arrange a transfer service from the airport (tariff varies depending on area).
Refundable Security / Damage Deposit:
The deposit will be returned within 72h of the check-out date, provided the property and its contents are handed back in good condition. If the property is found to be damaged or in otherwise poor condition, the deposit will be returned when this is resolved. Providing that the property is left in the same condition as it was when you arrived and that there are no breakages, and the keys are left in the agreed place before 10.00 am on the day of departure. The joint liability of the tenants is not limited to the amount of the damage deposit.
If on arrival at the property you find any type of irregularity, we request that you inform us within 24 hours so that we can find a solution and prevent deductions for breakages that are not your responsibility. Where discounts are taken from deposits a 25€ administration fee plus any associated costs will be added. The rental client will be held responsible for any damages caused by the misbehavior of all the occupants of the property.
Departures:
On the day of departure from the property you should check-out no later than 10.00 am. You should hand the keys in to our staff between 10.00 am and 12 noonunless otherwise specified. It is very important that you adhere to this condition of rental as the efficient functioning of our system depends on it. Failure to do so will result in a €250 euro deduction in the return of your deposit.
Key:
In the case of lost keys (a failure to hand in the same number of keys as supplied on arrival). We are obligated to deduct a minimum of 150€ for a lock change and services of maintenance.
Furniture and Fittings:
It is strictly prohibited to change the position of the furnishings in the property or to carry out any other modifications.
Building work:
The properties are privately owned and are largely situated in residential areas. They are not generally situated in areas with large tourist complexes. At times private or government building work can be taking place in the surrounding area. Neither CadenzaLux nor the property owner have any influence overthis work and cannot be held responsible for building work or any disturbance it may cause.
Insurance:
The rental price does not include insurance, except where it is expressly indicated along with the type of insurance included. It is recommended that you obtain acomprehensive travel insurance for the duration of your holiday. Please purchase travel insurance cover as soon as you book your holiday to cover yourself in case of epidemic outbreak.
Responsibility of the owner:
The proprietor will accept no responsibility for loss or theft of the rental client or any occupier's property or for injury caused by incorrect use of facilities provided in the property.
Responsibility of the company:
CadenzaLux acts solely as an intermediary between owners, agents, and rental clients, being responsible only for accurate information regarding available properties, facilities and precise location. No responsibility can be accepted for injury, accident, delay, or other complaints pertaining to the rental of theproperty.
Liabilities:
Our service is legally limited to our properties and our relationship with guests during their stay. CadenzaLux will not be liable for anything that happens outside the boundaries of a property, such as (but not limited to): cleaning and maintenance of the building or condominium, outside noises, construction, neighbours, or any other matter not directly related to the property itself.
We produce careful and representative photos and descriptions of the properties which have been reviewed by the owners. Small changes in a property may occasionally occur compared to the images on the website, but these will never compromise the general condition and amenities.
CadenzaLux will not compensate or relocate guests to other properties based on taste or property appearance and guests are responsible for ensuring that the area or neighbourhood they choose for their stay is to their liking before they book. CadenzaLux is not responsible for any damage, caused directly or indirectly, that may occur while guests are on the property, such as (but not limited to): damage to a person or property, theft or criminal behaviour and losses due to fire or misconduct. The same applies to any deficiencies in the supply of gas, electricity, water, telephone, or internet. CadenzaLux is not responsible for delays, accidents, loss, or fees related to the supplier’s services.
CadenzaLux is not responsible for errors and omissions, false statements from third parties, disputes between guests and third parties or the content of external links other than the one on which the reservation was made.
In the event of guests not complying with these terms and conditions, or of any misconduct, CadenzaLux reserves the right to require guests leave the property without compensation or refund of fees.
Pools & hot tubs (waiver of liability):
Use of the pool/hot tub is at the guest’s own risk, and they have full responsibility for any bodily injury arising from their use. A pool/hot tub may present a risk to children who are not carefully supervised, people with certain health conditions, pregnant women, and anyone under the influence of alcohol or drugs or medication.
Guests must indicate they understand the risks discussed above, assume all responsibility for the consequences of those risks and waive any claim whatsoever against the property owner and/or CadenzaLux, Wanda von Breisky Unipessoal Lda for accidents or claims arising from their use or that of any other property occupants of the pool and/or hot tub.
Non-exclusive situations and legal material:
If a reserved property becomes unavailable due to damage caused by a circumstance beyond our control, we will do our best to move the guest to a property with similar characteristics.
If the guest does not accept the relocation, the full amount (excluding costs for any days the property was used by the guest) will be refunded, but neither the owner nor CadenzaLux will be liable for the guest. Any difference in value between the reserved property and the proposed property shall be covered by the guest.
By approving the terms and conditions all guests agree to behave responsibly and correctly.
Written exceptions:
Any exceptions to the policies mentioned above must be submitted in writing and approved in advance.
Applicable law:
CadenzaLux is located in Portugal, and these conditions are subject to Portuguese law.
In the event of legal action relating to any reservation with CadenzaLux, Portuguese courts will have exclusive jurisdiction.
Acceptance of conditions:
On confirmation of the reservation, CadenzaLux will assume acceptance on the part of the rental client of each and every one of the General Conditionsin their entirety. Information on claims and settlement of any disputes between the client, the agent and CadenzaLux will be subject to the jurisdiction of the Courts of Portugal and will be bound by the decision of the courts.
